EVE’s purpose is to bring conscious, sustainable construction back to our living space. To quickly satisfy the emerging house demands, developers have been manufacturing homes that are only meant to last 66-70 years. However, with proper structures and a thermal resilience design, a house can easily last 70-100 years. Combining a smart building design, skillful construction techniques, and sustainable materials, EVE represents the modern day home that fits the needs for our new green living standard.

Sustainable materials and Energy Star vendors


As we consistently improve our material roaster list, all our sustainable, well-established partners focus on serving goodness to our plant and preserve natural resources from our environment. The selective Energy Star appliances, including water heater and HVAC system, are qualified for yearly tax credit. All interior faucets and bathroom fixtures are WaterSense certified design with water conservation in mind. 

We are proud of our preferred material partners. Our kitchen cabinets are all Carb2 compliant which means less formaldehyde emissions during the production phase. Our porcelain and ceramic tiles, Daltile, are 99% made out of recycled or reclaimed materials. They can be recovered and reused 84% of all processed wastewater during the manufacturing process. Our premium paint of choice, Benjamín Moore, is the perfect environmentally responsible paint with low VOCs and low emissions.

Design with energy efficiency in mind


Every layer of the wall barriers withhold higher standards than traditional houses and modular homes. Proper foundation setup results in low energy usages and reduces energy leakage. This does not limit the creativity within our design. Each element combines both aesthetic appeal and functionality without having to compromise one or the other. We get to enjoy living in the space we build after all.

Design & Planning

From the initial consultation to design ready for submission, it takes 2 to 3 months to prepare the plan for submission depending on the space and complexity of the design.

Permitting & Application

Each city will have different requirements when it comes to ADU and Single Family Home. For Los Angeles county, it will range from 3 to 6 months depending on your location.

Permitting, plan check, and potential revision 3-6 months

Construction Phase

For a standard ADU, the construction phase from 7 to 9 months based on site condition, plan complexity, and weather. For a single family home, the construction phase can be from 9 to 12 months

Demolition phase 2-3 weeks

Construction phase 7-9 months

Financing Options

Home Equity Loan or HELOC

Home Equity loan allows you to borrow against the equity of your home. Generally, you need to own at least 10-20% of your home and have your property deemed valuable enough for the loan. This type of loan provides you with a fixed amount of cash with a fixed repayment schedule.

A HELOC is another common option to finance your ADU project. It is a revolving type of secured loan in which the lender agrees to lend a maximum amount within an agreed period. You can determine the amounts you need and are charged by the interest of the amount you owed. 

Construction or Renovation Loan

Construction loans are short-term loans used to finance the building of a new home. Once the home is built, the borrower must refinance into a permanent home loan. Construction loans often have a term of one year. They are used to cover the costs associated with building a custom home, such as building materials, land, labor and permits.

A renovation loan are used to finance home renovations, repairs, and remodels. Renovation loans are a good option if you want to renovate your current home or want to purchase a home that needs significant remodeling. 

Both lending program are great for homeowner with minimal equity or just purchase the property.

Cash-out Refinancing

Cash-out refinance is similar to a regular refinance (a rate-and-term refinance), in which you replace your existing loan with a new one, usually at a lower interest rate or for a shorter loan term, or both.

With a cash-out refinance, however, you also withdraw a portion of your home’s equity for renovation or remodeling purpose. The lender adds the withdrawn amount, plus the outstanding balance on your original mortgage, and issues the new loan balance.

What is an all-electric home?

An all-electric home consists of Heat Pump water heater, electric laundry dryer, and electric stove top. When going all-electric, the home will also eliminate the need to pay for any gas bill. 

What’s the benefit of going all-electric?

The current government tax-credit provides up to 30% with the purchase of a Heat Pump water heater or Heat Pump A/C system. The initial cost of the unit is 40-60% higher than regular gas heater, but the monthly energy cost will reduce to 30-50% out of your current energy bill. How are you different from other builders?

We build your home with the thoughts of how to efficiently and effectively reduce your energy consumption without adding high-end energy star appliances, expensive windows, or AC systems. This goes back to proper integrated WRB and extra barrier to create a perfect thermal envelope to control the indoor room temperature. We pride ourselves in building conscious green buildings that match with current living standards.

What is an ADU and JADU?

An ADU, referred to as Accessory Dwell Unit, can be a garage-convert or detached living spaces that build within your existing property line. In California, an ADU cannot exceed 800 sqft, it must consist of a fully functional living space, and a separate address.

JADU refers to a living space that’s less than 500 sqft and is not required to have a full size bathroom. The unit must be attached to the existing structure and does not need a separate address. For more details, please see California HCD’s comparison chart

What’s the benefit of owning an ADU?

The biggest takeaway is the increase of your property value. The shortage of housing space in California has enhanced the value of the existing land and the properties that stand on them. Since ADU is considered to be a part of the bigger structure, it will increase the overall resale value of the property.

Besides hosting occasional friends and family visits, an ADU can also serve as a rental unit and earn passive income for your property. Each city rental law may  differ, so be sure to check with your city’s requirements.

What’s the difference between EVE, modular, and prefabricated ADU?

Modular homes are different small components of a home that get delivered to your location and are assembled on site. Prefabricated homes are complete within the factory and delivered to your location in one unit. Both are options to building an ADU unit, however, few factors will need to take into account.

A high delivery fee and appraisal value has often to be seen as one of key issues when it comes to modular and prefabricated homes. It also have limits on customization depending on your site condition and available spaces.

EVE has the benefit of being built from ground up and has the freedom of being fully personalized and customized to the property landscape and condition. It also does not need to worry about delivery fee and appraisal value from the lender.
